Emergency Exit Doors
Exit doors must be free from obstructions, able to be opened from the inside at all times and clearly marked by a sign reading “Exit”.
Between 2017-2019 in non-confined non-residential building fires 58% of fires extended beyond the room of origin[1].
Designed to slow the spread of fire by containing it in a location, fire doors perform a critical role in the safety of business premises. Business insurance can be voided if safety statutory obligations are not met – for example, propping open a door[2].
Exit Routes
Exit routes must be permanent, free from obstructions and hazards, objects protruding into an exit route must not reduce the width below the minimum requirement of 4 feet.
An exit route is a continuous and unobstructed path of exit travel from any point within a workplace to a place of safety[3].
Unsafe storage of merchandise, blocked walkways and exit routes caused one US retailer $898,682 in fines in 2019 alone.
Fire Extinguishers
Access to all available firefighting equipment must be maintained at all times, with travel distance from any point of the protected area to the nearest fire extinguisher not exceeding 100 feet.
Up to standard, rated not less than 2A, fire extinguishers must be present and provided for every 3,000 square feet of the building area[4].
Over 108,500 non-residential building fires are reported to US fire departments each year[1] – safe access to fire- fighting equipment can be the difference between safe escape and loss of life.
Electrical Panels
Electric equipment must be free from hazards that are likely to cause death or serious harm to employees, with the required working space for this standard not used for storage.
Legislation for safe work conditions of electrical panels states a minimum clearance of 30”x36” workspace, to enable access for maintenance and to protect safety should an electrical fault cause a fire[5].
Wilful and repeated violations in this area have seen fines of hundreds of thousands of dollars for each penalty[6].
